The background

7 Hospitality Management are a UK-based hotel management company based in Perth, Scotland, with a portfolio including Arode House in Aberdeen, Killochan Castle in Ayrshire and Thornbury Castle in Gloucestershire as well as a mix of independent properties and larger hotels that require a range of operational needs.

Founded by Richard Ellison, 7H operates with a clear philosophy to think and perform like owners. Their leadership team brings senior experience from Hilton, IHG, Accor and Kew Green Hotels, and they are deeply involved in every property they manage.

With yield management and revenue performance at the heart of their ethos and spearheaded by Lizet Bossut, having the right technology setup in place is what creates the foundation everything else is built on.

The challenge

Before implementing Access Hospitality’s RMS, rate management across their portfolio was handled manually which meant pricing decisions depended on whoever had the time and expertise to make them. This resulted in decisions not being made at the right time or with the full picture available.

Successful revenue management requires consistency and the same quality of decision-making across every property, regardless of who is on shift or how much capacity the central team has. The main challenge was a lack of resources and a structured revenue strategy which was resulting in financial concerns and struggling to meet budget targets.

The specific issues

  • Manual rate checks were only updated when someone had the capacity.
  • Pricing decisions were inconsistent and revenue opportunities were missed.
  • Performance was falling short of budget targets, with pressure to improve RevPAR.
  • Limited on-site revenue expertise.

The solution

Access Hospitality’s RMS replaced those manual processes with intelligent, always-on automation which responded to demand trends and optimised pricing in real time, without needing constant input from the team.

The system also introduced a 12-month forward performance view which wasn't possible before. This gave 7H the visibility to plan further ahead and have more confident conversations with the rest of the team.

Implementation was smooth with the system described as very user-friendly, even for those with varying levels of RMS experience. The Access Hospitality team provided strong support throughout the whole process ensuring the whole experience was quick and easy.

What our hotel RMS delivered

  • Always-on optimisation. Pricing decisions made continuously even when the revenue team isn't actively managing the property.
  • Real-time demand responsiveness. Rates adjust automatically as booking patterns and competitor pricing changed.
  • 5 hours saved per week. Manual rate management replaced by intelligent automation.
  • 12-month forward visibility. Strategic planning built on data insights.
  • More time on strategy. Less time on operational tasks and more time on market analysis and team collaboration.
  • Ease of use. A short settling-in period and strong Access Hospitality support meant the team were up and running quickly.

The results

Since implementing our RMS platform, 7H has seen measurable improvements across their operations.

  • Over 9% RevPAR growth

A meaningful and sustained uplift since installation that has seen a consistent improvement in the revenue each available room is generating.

  • 38% to 51% occupancy uplift

Occupancy grew significantly in the 12 months following implementation, showing that capturing demand at the right time converts into rooms that would otherwise have been empty.

  • 5 hours saved every week

Manual rate management was time consuming but now the team can focus on market analysis, strategy and closer collaboration.

  • Consistent ADR performance

Average daily rate has held steady with periods of year-on-year growth. Pricing decisions are made on real-time data and not on intuition.

Always-on portfolio optimisation

Access Hospitality RMS continues to optimise pricing across all properties, even when the revenue team isn't actively monitoring so decisions stay data-driven and consistent.
